If you have water getting into your home and your roof is 10 to 15 years old, there's a good chance you're going to be told you need a new roof. That's the easy answer. But it's not always the right one. A lot of the time, the shingles still have years of life left - and the real culprit is something much smaller.
Chimney flashing is one of the most common sources of roof leaks, and one of the most overlooked. When it's installed correctly, metal flashing is embedded into the chimney mortar joints and layered properly against the roof. When it's done wrong - or when a shortcut is taken - silicone sealant ends up doing most of the work. And silicone doesn't last. It dries out, shrinks, and pulls away from the surface, leaving wide-open gaps right where water runs off the roof.
That's exactly what we found here. The flashing had been sealed primarily with silicone, which had broken down and created large gaps along the base of the chimney. Water had a direct path straight in. The shingles nearby? Still in decent shape. No reason to replace the roof. The fix was the flashing - not a full tear-off.
We see this pattern a lot across Hoover, Birmingham, Helena, and the surrounding areas. Homeowners get a water stain on their ceiling, someone takes a quick look and points at the roof, and suddenly they're looking at a major expense they may not need. Getting a proper inspection first - one that actually looks at the flashing, pipe boots, chimney cap, and mortar - can save you a lot of money and a lot of stress.
We offer honest chimney and roof inspections throughout the area. No pressure, no upselling. Just a real look at what's going on so you know exactly what you're dealing with before making any decisions.
