A roof that's only a few years old leaking is one of the most frustrating things a homeowner can deal with. It feels wrong. It doesn't make sense. And the first instinct is usually to assume the worst - full replacement, big bill, major disruption. But that's rarely the actual answer.

Most of the time, a leak on a newer roof comes down to one of three things: a flashing issue, a bad transition between roof sections, or the wrong material used on a low-slope area. That last one is especially common on homes with a mix of steep-pitch shingles and a flatter section - like a sunroom or addition roof. Those two areas behave completely differently under rain, and they need to be treated that way.

Here's the problem with skipping straight to replacement - you might spend a lot of money and still have the same leak. If the underlying cause is a flashing detail that was done wrong the first time, putting new shingles over it doesn't fix anything.
